Baw Baw Small Town Urban Design Frameworks
In January 2016, Baw Baw Shire Council commissioned Hansen Partnership to prepare Urban Design Framework (UDF) Plans for three of the shire’s small towns; Trafalgar, Neerim South and Longwarry.
The preparation of individual UDFs provides the opportunity to develop the study areas as places that people want to live, work, invest, play and visit. The framework plans are the key planning and design documents that will manage change within the private realm and provide directions about future Council-led public works. The plans outline the preferred land use, building design, public realm, transport and infrastructure directions that provide opportunities for redevelopment so that the commercial cores can reach their full potential as vibrant, amenable and sustainable town centres. In doing this, the plans identify a number of key initiatives and actions to be implemented over the next 20 years.
The framework plans also include detailed concept frameworks for sites of interest in each township, ultimately recommending the preferred public realm and built form parameters in greater detail, to facilitate change. Further, the framework plans specify design guidelines relevant to each individual township for both commercial and residential land to encourage positive development outcomes within the study area.
